Tenant FAQ

Tenancy & Rent

What is "Deposit" and "Advance Payment"?
  • Deposit: Equivalent to 2 months' rent. Refunded within 30 days after lease expiry.
  • Advance: First month's rent, paid upon signing.
  • Example: Rent HK$8,000. Payment: $8,000x2 + $8,000 = HK$24,000.
How to pay rent?
  • Rent must be paid in HKD via bank transfer.
  • RMB or mainland e-payments not currently supported.
Standard lease term?
Standard term is 2 years, protecting tenants from arbitrary rent hikes or termination in the first 2 years (under Regulated Tenancy).
Can I terminate early?
Yes, you have a "break clause":
  • After 12 months, you can terminate with 30 days' written notice.

Fees & Utilities

How are utilities calculated?
  • Water/Electricity: Independent sub-meters.
  • Gas: Shared fairly based on water usage ratio.
  • Wi-Fi: Shared equally among tenants.
Are management fees included?
Yes, rent includes management fees, rates, and government rent.

Living & Maintenance

Are pets allowed?
We are Pet-friendly! Please inform us before signing.
Who is responsible for maintenance?
  • Landlord: Structural issues and provided appliances (natural wear & tear).
  • Tenant: Damage caused by misuse and consumables (light bulbs etc).

Other

Is privacy guaranteed?
Yes, you have the right to "Quiet Enjoyment". Landlord cannot enter without permission unless in emergency.

Yes, fully furnished. Just bring your luggage.
